Servicing & Construction

Once your permits are approved and financing is in place, it’s time to begin the physical build. This stage covers site preparation, foundation work, and ongoing construction oversight to ensure everything meets code and stays on schedule.

CHECKLIST

Site Prep

  • Clear debris, level the ground if needed, and arrange utility hook-ups (e.g., water, sewer, gas, electricity).

  • Plan for any crane or heavy equipment if modular components are used.

  • Coordinate with neighbors on noise, parking, or crane usage to minimize disruptions.

Foundation & Structural Build

  • Schedule and coordinate inspections at each milestone (framing, wiring, plumbing).

  • Keep track of material deliveries and contractor labor schedules to avoid delays.

Regular Progress Checks

  • Communicate with your contractor at least weekly to address issues early.

  • Document any changes via formal change orders, ensuring cost and timeline updates are captured.

Questions to Ask Yourself

Construction-Related
  • Are all utilities (water, sewer, gas, electricity) adequately sized and connected?
  • Do I have a detailed timeline for each construction phase?
  • Who oversees inspections and ensures code compliance throughout the build?
Financial Considerations
  • Am I prepared for potential cost overruns if site conditions differ from initial assessments?
  • Am I prepared for potential cost overruns if site conditions differ from initial assessments?
  • Do I need new or updated construction insurance to cover the ADU build?
  • Have I accounted for any interim costs if my main house is partially affected (e.g., loss of rental income, increased utilities)?
